1. STRUCTURE AND FINISHING
1.1	STRUCTURE Reinforced concrete: bases/footings, columns, beams, ground floor and roof slabs. Hollow concrete blockwall.
1.2	INTERNAL WALL PARTITIONS Hollow concrete blockwall.
1.3	INTERNAL FLOOR FINISHES Ceramic tiles.
1.4	INTERNAL WALL FINISHES Cement and sand smooth render with 3 coats PVA emulsion paint (pastel colour) generally. Ceramic tiles to bath/shower walls only. Ceramic tile skirting in Bathrooms. Timber skirting to all rooms, painted.
1.5	INTERNAL DOORS Semi solid timber veneered doors with varnish finish.
1.6	INTERNAL CEILING FINISHES Cement and sand render with 3 coats PVA emulsion paint (pastel colour). Suspended ceilings in PVC slats to Bathrooms.
1.7	EXTERNAL FLOOR FINISHES Either, balao timber boarding or ceramic tiles to Verandah.
1.8	EXTERNAL WALL FINISHES Cement and sand render, tyrolean finish, with 3 coats PVA emulsion paint (pastel colour). Balao timber boarding to gable ends.
1.9	EXTERNAL DOORS, WINDOWS & SHUTTERS Powder coated glazed aluminium doors and windows in bronze colour. Sapele or balao timber shutters at some openings, with varnish finish. Not included: windows, doors and shutters to entrance of Garage.
1.10	EXTERNAL CEILING FINISHES Cement and sand render with 3 coats PVA emulsion paint (pastel colour). Balao timber pergola.
1.11	ROOF Single layer bituminous waterproofing membrane plus pre-painted concrete roof tiles on sloping concrete roof. Single layer waterproofing membrane on flat concrete roof.

2. SERVICES
2.1	ELECTRICAL SUPPLY & INSTALLATIONS Lighting points, switch and sockets complete with all accessories and general utility fittings (excluding decorative fittings). 1 central standby generator serving all the villas.
2.2	HOT & COLD WATER SUPPLY & INSTALLATIONS Cold water pumped from central water storage tank to individual villas. Electric water heater.
2.3	SANITARY FITMENTS & APPLIANCES Standard quality.
2.4	AIR CONDITIONING INSTALLATIONS Air conditioning units to bedrooms only.
2.5	GAS INSTALLATIONS Individual gas system for kitchen gas hob.
2.6	TELEPHONE CABLING INSTALLATIONS Included.
2.7	TV INSTALLATIONS Centralised satellite television system (TV not included).
3. EXTERNAL WORKS
3.1	SITE MAIN ENTRANCE Motorised gate, fitted with remote control. Security Hut at entrance.
3.2	BOUNDARY WALLS Coloured field stone wall along main road (1.8 m high) Hollow concrete blockwall (1.8 m high) finished with cement and sand render, tyrolean finish, with 3 coats of matt emulsion paint (pastel colour) to rest of walls.
3.3	DRIVEWAY & PARKING Heavy duty plain "Marbella" paving block (colour- natural grey). 22 uncovered visitors parking bays.
3.4	LANDSCAPING Grass, shrubs and trees (per villa: 1frangipane and 2 Rodrigue palms).

4. SUNDRIES
4.1	VANITY FINISHES & FURNITURE Cement and sand smooth render with light colour granite on top. Built in furniture below vanity in MDF, with timber veneered facings, finished with varnish.
4.2	DRESSING ROOM CUPBOARD Built in furniture in MDF, with timber veneered facings, finished with varnish.
4.3	KITCHEN FURNITURE & EQUIPMENT Light colour granite on concrete worktops. Furniture in MDF finished with lacquered paint and partly timber veneered facings, finished with varnish. Kitchen equipments provided (Kelvinator or equivalent): oven, microwave, gas hob, extractor, dishwasher and fridge. Baskets not included.
4.4	SWIMMING POOL In reinforced concrete finished with marble plaster plus a mosaic band. Pool Beach in reinforced concrete surface bed finished with ceramic tiles.
4.5	MISCELLANEOUS Washing machine (Kelvinator or equivalent) shall be provided. Not Included: Furniture (except above), sun lounger, pots, curtains, pelmets, rugs and artwork.
